Web Sites for Real Estate Professionals

I have a unique perspective for designing web sites for Realtors. Before beginning my career as a web site developer and designer I spent 12 years in the mortgage profession. I have first hand knowledge of what services you provide your customers along with a complete understanding of the mortgage business.

What that means for you is that I can offer a great deal of specific assistance in developing, not only your site content, but it's usefulness and effectiveness for your customers. If you want your web site to contain your current listings (recommended) that can easily be accomplished with a database for easy updates*.

There are many options available to you when developing a web site; 1) you could choose a "cookie cutter" web site in which is quite expensive, however gives you all the tools you desire while giving you a less than a unique appearance 2) You could simply have a basic informational web site which describes your business or 3) you could choose to have the tools that you want available on your site and have a web site that is unique and professional.

When developing a site for a Realtor I will discuss with the Realtor what the desired result is from their web site. If the desired result is simply to provide a web presence - which really is defined as an on-line business card - then the development costs are relatively inexpensive. If you desire to generate business from your web site, which is normally the case, then we can discuss what tools you want available to your site visitors along with what information you desire when your customers choose to submit your information form(s). There is always a very fine line as to what is too much information to require your customers to submit and how much time they are willing to spend completing your on-line form(s). I would normally recommend 2 distinct forms, one that is more in-depth and the other which basically includes contact information and a brief description of what the customer desires. The two forms give the customer a choice as to what they wish to send to you and how they want to complete the process. The bottom line for you is you want potential customers to contact you - from there it is up to you to make the potential customer a real customer.

You may have the desire to include certain calculators to your visitors, but they should be limited to a few simple tools that they can use. There is no reason to have 10-15 different calculators available as most of your visitors won't use them. You also don't want to include a bunch of nonessential information on your web site. What I recommend is that you have a functional, professional web site that serves the purpose of gaining customers.

You don't have to spend a bunch of money on gaining a web presence, nor does it need to have a bunch of unused bells and whistles. Your web site should contain detailed information about your business (how long you have been in business, where you are located, perhaps a description of the people that work there, and the services that you provide) along with a way for your visitors to contact you in a very unobtrusive manner which allows you to get them on the phone and sell them on your services. Your web site is not going to do that for you. You are not selling items that can be placed in a shopping cart and the customer simply goes and pays for them, you are selling a service and you are going to have to sell them yourself on the services you provide. Your web site needs to be used to gain an interest - you make the sale.

I can guarantee you that if your visitors are coming to your site, they have been to others similar to yours, in other words, they are shopping (I'm sure you already knew that). It is very easy for an on-line customer to visit several sites, submit several information forms and simply wait to be contacted. What you need to do is to get them "off the market" and your web site should provide you assistance in doing so. You web site needs the following:

Does your web site really need anything else? Well, besides visitors to your site, not really. Again, you have to define the purpose of your site and weigh that in relation to the time, effort, and cost that you are willing to invest in developing your web presence. You essentially have one shot at gaining your web visitors attention and getting them to contact you - you can't afford to waste the opportunity! Yes, perhaps you want to offer your visitors some "added value" for visiting your site. Some added value may include adding a calculator or two, a link for them to order their credit reports on-line, perhaps you offer them a free analysis of their current homes value (which translates into them giving you the information from your information form(s)), or maybe you offer a description of mortgage/real estate terms. What you don't want to do is give them too much information or to much to do on your web site and loose the potential for them to become customers. They found your site either by a direct referral from a past customer or through some search engine which means they probably are in need of your services, or at least thinking about it. You cannot let them loose focus on that.

The bottom line is you must

Is there anything else that is important? Is there any other reason to put your business on the web? Probably not, unless you are simply looking to provide information to the visitors and want nothing in return

Web hosting

Web hosing can be provided, and is recommended, for $10.00 monthly. Hosting includes up to 20 e-mail accounts which can be accessed via any web browser or using your e-mail client software (i.e.., Outlook, Outlook Express, etc.). Web site statistics can be added for $5.00 monthly which can be accessed via web browser.

*A monthly site maintenance agreement can be developed so that we will make the updates/additions/deletions to your listings database for as little as $50.00 per month - with this service we guarantee that your changes will be posted within 24 hours of our receipt of the updated listings information.

Development time frame

Of course the time frame listed above is only an estimate and a great deal of that depends on your availability to discuss and review web site along with you providing necessary text and pictures for your web site
